The GTA Lux Report

Reductions ran deepest in the $3M–$5M band this week

2,827 homes are listed at $2,000,000 or more across the Greater Toronto Area, at a median asking price of $2.98M, down 0.0 per cent over the reporting week. A home listed above $2,000,000 here is one of 2,827, and 199 more joined the feed during the week.

A single blended reduction figure hides the thing that matters, because a 5 per cent cut is a different amount of money in every band. Measured separately: $2M–$3M, 25 listings at an average 4.1 per cent and a median reduction of $100,000; $3M–$5M, 11 listings at an average 6.3 per cent and a median reduction of $200,000. The $5M–$10M band is withheld: too few listings reduced there this week to report without describing an individual property.

The closest honest measure of how long a listing takes to reach an outcome is how long the ones that left the feed had been on it. Across the 228 departures with a recorded listing date, the median was 44 days, with the middle half falling between 26 and 92 days. That is a measure of time on the market, not of any outcome.

Competition is not intensifying evenly. By band, arrivals against departures ran $2M–$3M 125 in and 128 out; $3M–$5M 56 in and 70 out; $5M–$10M 17 in and 28 out. The band adding the most listings on net is $2M–$3M, at minus 3. All 40 listings that reduced this week are still on the feed. How many reduced more than once is withheld this week: the cohort is smaller than 5 listings.

Reduction depth, competition and departure timing are measured across 2026-10-23 to 2026-10-29, between complete-day snapshots taken 2026-10-22 and 2026-10-29. Counts of what is listed today are live. Listings that leave the feed have sold, expired, been terminated or been withdrawn. The feed does not say which, and neither does this report.

How this report is built

The sellers' edition reads the same week's data from the supply side: how deep the competition is, how asking prices are being repriced around it, and how long the homes already listed have been waiting.

Every figure comes from the same CREA Data Distribution Facility (DDF®) feed this site searches on, which syncs through the day. The report is written once a day against a single snapshot of that feed, and the page states the exact moment the snapshot was taken — so a number here is always traceable to a time, never to an estimate.

It reports the market in aggregate: counts, medians and movement across cities. No individual home is named on this page — those live in the live $2M+ search, and the city-by-city figures behind these summaries are on GTA Luxury Intelligence.

Asking prices, not sales. The licensed feed carries active listings at $2,000,000 and above, so every figure here describes that segment and nothing below it. Nothing on this page is a sold price or a sale-to-list ratio; where days on market appear they count how long homes currently for sale have been listed, not how long anything took to sell. A listing that leaves the feed may have sold, expired, been terminated or been withdrawn — the feed does not say which, and neither does this report.

Source: active MLS® listings at $2,000,000 or more across the Greater Toronto Area, via the CREA Data Distribution Facility (DDF®), as displayed on this site, captured October 30, 2026. Computed from active MLS® listings at $2,000,000 and above in the CREA DDF® feed. Asking prices, inventory and movement only. Figures are aggregates; no individual property is identified, and no bucket — municipality, price band or cohort — is reported with fewer than 5 listings. Square footage is published by listing brokerages in bands (for example 5000+) rather than as an exact area, so this report carries no price per square foot.
